The principle : construction of hotels, clinics and nursing homes requires the installation of a large number of bathrooms. These specific units require very fine work which involves many building trades working in particularly small spaces.

For the Hayley Belle-Eglise (France) operation – a conference centre with accommodations of 150 rooms, GSE preferred the solution of prefab bathrooms over the traditional approach. This entailed shifting work normally done on the construction site upstream to factory production.

The advantage is increased time savings on the work site and enhanced quality.

		Technical details
		5-cm thick 6-sided lightweight concrete shell. Weight: approximately 3 tonnes. Made-to-order shell size and interior fittings (example : towel racks, frames…). Upstream development: approximately 5 months. Delivery of fully finished units. Units installed by the masonry trade during the cycle. Technical trades connect the bathroom units directly to the service shafts, with no need to enter the bathroom. Outside facing done by drywall installer. Conclusion at the end of the carcassing: 50 % of the building finishing work is already finished.

		Advantageous quality / price ratio
		The process is slightly more expensive than the traditional approach (+ 5 %). However, there are many aspects which are difficult to give a cost to, which must be taken into account when considering prefabrication: Shorter construction times, The quality of work done in the factory is often greater than that done on the work site, Much lower risk of reserves made at acceptance. Reserves are even eliminated, One single party replaces some 8 building trades, resulting in savings in terms of work site management and administrative management. Note: a standard product, available from a catalogue (with no choice in size or design), exists in resin.
